  1. It's not "the premiere residence in Forest Hills." The premiere residences in Forest Hills have light and air between neighboring buildings--not adjoining buildings that block up their side walls. And the premiere residences in Forest Hills have landscaped setbacks. Doesn't zoning in Queens or Forest Hills protect light, air and a bit of nature?

  4. Luxury?!!!!! Good Lord the bar for "LUXURY" certainly has fallen quite a bit. Concrete boxes lined with sheetrock-one exposure- no scapeing- seems more like living in a icecube tray.Think Attica without a view. LOL

  5. I agree with most of the posters on here. The building is a monstrosity and I said so in a post in the Unfiltered section. What they did to the Boulangerie building is appalling. All of the apartments in the Boulangerie building now have no side windows, could you imagine now opening up your window to have like 3 inches, then a big brick wall in your face? Disgusting. Also, the building is odd looking, the terraces are worthless and it is by no means 'premiere' or luxury. The Pinnacle is an example of luxury. With 24 hours doormen and concierge, full gym with sauna, steam, indoor pool, billiards, game room, wine cellar, underground parking, each apartment with washer/dryer, generous sized balconies and the list goes on and on, believe me this Sunrise nonsense will be overpriced and some yuppies will buy there, but it is a very far cry from luxury.

      Some people (not only yuppies) will definitely choose to buy a new apartment instead of spending tons of money on the overpriced pre-war ones.

    2. It's not the idea of a new condo that bothers me, I mean after all, the neighborhood is expanding and hopefully some better shops such as Whole Foods will come at some point. What I didn't like was how they shoved it right against people's windows and like some people here pointed out, how dare they call it Sunrise! Also, I don't care for them billing it as 'premiere' or 'luxury' because it cheapens the meaning of luxury. This Sunrise place is far to small to have the amenities that truly make a building luxury (full floor health club, indoor pool, underground parking, etc) and again the terraces are so small they are useless, purely decorative. Just because it is new and trying to be sleek looking does not make it luxury.

I can see the developer rubbing his greedy little hands: Tear down old houses and spacious prewar buildings and replace it with shoddy, overpriced apartments with midget balconies and market it to the highest bidder, preferably naive, newbie New Yorkers who think living in a shoebox for a high price is normal. Take the money and run. Rinse and repeat.

  6. I've inquired about these apts. 1 BR's starting in the low 600k range and 2 BR starting in the low 900k range in case anyone was wondering.

  8. They have a webpage that does nothing but begs you to contact them. Which asks you what is your price point??? Strange. How about some floor plans - square footage- photo's plus features first so you can make a informed price point. All to mysterious and cheap right of the bat.

  11. I asked a friend in NYC Real Estate and there are no rules governing the use of the word "Luxury". The building doesn't have to meet any specific criteria. Heck, remember when the Sky View Parc residential towers went up in Flushing that has a BJs underneath it? It has the 7 Train on one side, the Van Wyck on another side, housing projects across the street, and planes buzzing the roof landing at LaGuardia. LUXURY!

Agent: " Picture yourself on this balcony at sunrise (shameless plug) sitting caddy corner in your favorite beach chair, laptop in hand ,taking in the undisturbed view of Queen of Martyrs parking lot as it quickly fills with children in full voice assembling for school. In the moment you throw your head back, close your eyes , and recall a childhood past. Yet as if this gift was not enough you only have to wait till noon whereupon, once again, your space is filled with the bellowing sound of children enjoying their lunchtime frolic.
    You: Everyday?
    Agent: "Yes and it gets better. Like clockwork Sunday's sunrise (plug) will always greet you with the spritual joy of church bells ringing before every mass."
    You:" I’m Jewish"
    Agent: "Did I mention there is a great bagel place on Ascan? Need I say more?"

  13. Supposed to be done August 2018. Website is just a skeleton for now. I'm sure they'll have blueprints, etc. in the next 3-6 months. This building isn't even directly adjacent to Boulangerie; The other construction project is. Regardless, it is sad that this "Sunrise" building completed blocked out the light in the back units of Georgian Court.
